Prices are in Canadian dollars and exclude GST. Travel beyond 30 km from Vancouver may adjust the final number, and it is always quoted up front.
Heavy rain killed the exteriors? We come back at no charge. Interiors still shoot on schedule.
Repeat realtors move onto locked-in pricing with priority booking and a held same-week slot for urgent listings.
A sign-in delivery page for every shoot, with a Dropbox archive and web previews ready to hand off.
Gen Z Media is a Vancouver-based real estate photo and video studio. We shoot listings the way a film crew shoots a feature, with the same gear discipline, the same lighting standards and the same restraint, then deliver next-day so you can list while the property still feels new.
The work started in 2024 with one realtor friend and one weekend shoot. That friend told two more. Those two told three. We figured out fast that the bar in this market was lower than it should be: most realtors had spent years making peace with bright, flat, plastic-looking listing photos.
Gen Z Media exists for the agents who do not want to make peace with that. Premium output, honest quotes, Lower Mainland wide.
We light, frame and edit the way a film crew does, not the way a snap-and-send shooter does. Restraint, intention, no shortcuts.
Same-day quotes, next-morning delivery, response under four hours Monday to Saturday. We move at the speed listings move.
Quotes are per property and scoped to the actual work. No bundle bloat, no surprise add-ons, no haggling.
You text the photographer who shot your listing. No switchboard, no junior copied on every email, no lost context.
Still stuck on something? Text 604 368 1876 and you will get a straight answer, not a brochure.
Pricing is quoted per property, so square footage, location and deliverables all factor in. Most shoots land between $200 and $800. You get a same-day quote and there is no haggling.
The next morning, always. Shoot Tuesday afternoon and the photos are in your inbox by Wednesday at 10am. Video and reels add another 24 hours.
We reschedule at no charge. Exteriors come out flat in heavy rain and we would rather wait a day than deliver weak work. Interiors can still shoot on the original schedule.
Yes, a full kit on every shoot: continuous LED panels, modifiers and reflectors. Even bright rooms benefit from fill, and we never rely on ambient light alone.
Standard delivery includes a full marketing licence covering MLS, your website, social, paid ads and brochures. Long-form magazine print needs a small upgrade.
Monday through Saturday. Sundays are family time. Weekend bookings are usually available with 48 hours notice.
After your third shoot you move onto the preferred list: priority booking, locked-in pricing, and we hold a same-week slot for your urgent listings.
Send the address and your target list date. You will have a firm quote back the same day, usually inside four hours.
Every quote is scoped to the property. These are the published numbers behind it, so you can work out roughly where a listing lands before you even ask.

Bolt any of these onto a package, or book them on their own for a listing that already has photos.
All prices are in Canadian dollars and exclude GST. Final pricing is quoted per property and confirmed in writing before the shoot, so nothing is added afterwards.
Travel beyond 30 km from Vancouver may adjust the final number. Weather re-shoots on exteriors are free. Rescheduling with 24 hours notice is free.
The base layer of every listing. HDR-blended stills, lit on site, composed for the room rather than the wide-angle lens, then retouched frame by frame.
We bring a full lighting kit to every shoot: continuous LED panels, modifiers and reflectors. Even a bright room benefits from fill, and we never rely on ambient light alone.
Every frame is reviewed by a human editor before release. No AI shortcuts, and no removing flaws in a way that misrepresents the property.
You get full-resolution files plus web-optimised exports, organised by format and ready for MLS, your site and social. Delivery includes a full marketing licence.
A full walkthrough shot on gimbal and cut like a trailer, structured so a buyer understands the flow of the home instead of watching a hallway.
The edit is paced, colour graded and scored. It is built to hold attention past the first three seconds, which is where most listing videos lose the viewer.
Video runs one day behind the photo delivery, so plan for it if you have a hard list date. Photos still land the next morning either way.
A 60-second vertical cut sized for Instagram, TikTok and YouTube Shorts, delivered alongside the main edit rather than as an afterthought.
Framed vertically on site, not cropped down from a horizontal edit, so nothing important sits outside the frame.
Exported ready to post: correct aspect ratio, correct length, no letterboxing and no platform watermark.
Licensed aerial photos and video covering the property, the lot lines and the neighbourhood context a ground-level shot cannot give a buyer.
Flights follow Transport Canada rules and are subject to airspace restrictions, proximity to airports and controlled zones, and the weather on the day.
Where a site cannot be flown legally or safely, the drone portion comes off the quote rather than being substituted for something else.
Clean 2D floor plans with room measurements, drawn from capture taken on site rather than traced off an old listing sheet.
Floor plans are the one deliverable included in all three tiers, because a listing without one loses the buyers who are trying to picture the layout.
Delivered as clean marketing-ready drawings with total square footage, sized for MLS and for print.
Dusk exteriors with the interior lights glowing. It is the single most shareable frame in a listing and it usually becomes the thumbnail.
Twilight is shot in the short window after sunset when the sky still holds colour, so it is scheduled around the light rather than around the calendar.
It works hardest on properties with strong window lines, landscape lighting or a view. If the home does not suit it, we will say so rather than sell it to you.
Photoreal furniture placed into empty rooms so a buyer can picture living there instead of doing the arithmetic themselves.
Priced per image so you can stage the three or four rooms that actually need it rather than the whole set.
Staged images are supplied alongside the unstaged originals so you can disclose them properly in the listing.
Agent portraits, brokerage headshots, open house coverage and event recap video for your own marketing rather than the listing's.
The $89 rate applies when the session is added to a listing shoot we are already on site for. Standalone brokerage sessions and events are quoted separately.
Event and recap video coverage is scoped to the day: open houses, brokerage functions, team launches.

Gen Z Media ("we", "us", "our") operates genzmedia.ca and provides real estate photography, video, drone, floor plan and headshot services across the Lower Mainland of British Columbia. This policy explains what personal information we collect through this website and through the course of a booking, why we collect it, how we use and protect it, and the choices available to you.
We collect only the information we need in order to quote and deliver photography work. When you complete the quote request form we collect your name, brokerage, email address, mobile number, the listing address, your preferred package, your target list date and anything you choose to write in the message field. Providing this information is voluntary, but without it we cannot prepare a quote or schedule a shoot.
When you call or text the number listed on this site, your phone number and the content of your messages are retained in the ordinary course of business so that we have a record of scheduling arrangements, access instructions and any changes you request. Where you email us, the message and any attachments are retained in our mailbox on the same basis.
Our web host records standard server log information for every visitor, including IP address, browser type and version, operating system, referring page, pages requested and the date and time of each request. These logs exist for security monitoring, error diagnosis and abuse prevention. They are not used to build a marketing profile of individual visitors.
We use the information you supply to prepare and send quotes, confirm bookings, coordinate property access, deliver finished photography and video, invoice for completed work, respond to questions about a shoot, and maintain records required for accounting and tax purposes. We do not sell, rent or trade personal information to anyone, at any time, for any purpose.
Personal information may be disclosed to a small number of service providers who help us operate: our web host, our email provider, our payment processor and our accountant. Each of these parties receives only what is necessary to perform its function and is bound by its own confidentiality obligations. Some of these providers operate servers outside of Canada, which means information may be stored in or accessed from another jurisdiction and could be subject to lawful access requests there.
Photographs and video captured at a property are the working product of the engagement. We may show a selection of that work in our portfolio, on this website and on our social channels unless you or the property owner ask us in writing not to. If you would prefer a listing be excluded from public display, tell us before or after the shoot and we will honour it.
We retain quote requests and correspondence for as long as needed to service the relationship and then for the period required by Canadian tax and business records rules. Delivered image and video files are retained on our archive for a limited period following delivery, after which they may be removed. If you need long-term archival of a specific shoot, arrange it with us in advance.
We protect personal information with access controls, encrypted connections and current server patching. No transmission over the internet or method of electronic storage can be guaranteed completely secure, and we cannot warrant absolute security, but we take the safeguards a business of our size reasonably can.
Under British Columbia's Personal Information Protection Act you have the right to request access to the personal information we hold about you, to request correction of anything inaccurate, and to withdraw consent to further use subject to legal and contractual limits. Send any such request to the email address in the footer and we will respond within the time frame the legislation requires.
This website is not directed at children and we do not knowingly collect personal information from anyone under the age of majority. If you believe a child has supplied information to us, contact us and we will delete it.
We may update this policy from time to time to reflect changes in our practices or in applicable law. The revised version takes effect when posted on this page, and the date at the top will change accordingly. Questions about this policy or about how we handle your information can be directed to us using any of the contact details listed on this site.

This policy describes the cookies and similar local storage technologies used on genzmedia.ca, what each one does, and how you can control them. We have deliberately kept this site light on tracking, and you can read the whole picture in a couple of minutes.
A cookie is a small text file that a website asks your browser to store. Local storage works similarly but is not transmitted back to the server with every request. Both are used to remember small preferences between visits so that the site behaves the way you left it.
The only value this site stores on your device by default is your white balance preference: whether you last viewed the site in the 3200K dark grade or the 5600K light grade. It is stored in your browser's local storage under a single key, contains nothing but the word "dark" or the word "light", and is never transmitted to our server or to any third party.
If your browser blocks local storage, or you are browsing privately, the site still works. It simply falls back to whichever grade your operating system already prefers, and your choice resets when you close the tab.
Typefaces on this site are served by Google Fonts. When your browser fetches those font files, Google receives your IP address and standard request headers as part of that connection. Google states that it does not set cookies through the Fonts API. If you would prefer to avoid this entirely, a content blocker or a self-hosted font substitution will prevent the request.
We do not run advertising cookies, retargeting pixels, cross-site trackers, social media tracking scripts or session recording tools on this site. Nothing here follows you to another website.
Our web host writes standard server access logs. These are not cookies and are not tied to a browser identifier. They exist to diagnose errors and to detect abuse, and they are rotated and discarded on the host's ordinary schedule.
If we later add analytics or an embedded booking tool, we will list it in this policy before it goes live and describe what it stores. We will not quietly add tracking and update the page afterwards.
Every major browser lets you view, block and delete cookies and local storage, usually under a Privacy or Site Settings menu. You can clear the stored preference for this site specifically without affecting any other site.
Blocking storage for genzmedia.ca has one visible consequence: the site will not remember your light or dark choice between visits. No other functionality depends on it. Forms, galleries, navigation and contact links all work regardless.
Because this site sets no non-essential tracking cookies, we do not display a consent banner. If that changes, a proper consent mechanism will be added at the same time.
Questions about this policy, or a request to confirm what a specific browser is storing for this domain, can be sent to the email address in the footer and we will answer plainly.

This website is published and operated by Gen Z Media, a real estate photography and video studio based in Vancouver, British Columbia, Canada. Contact details for the studio appear in the footer and in the contact section of this site.
All photographs, video, edits, floor plan drawings, written copy, layout, graphics and code appearing on genzmedia.ca are protected by copyright. Unless otherwise indicated, copyright in the photographic and video work is owned by Gen Z Media.
Clients who commission work receive a licence to use the delivered images and video for marketing the specific listing or the specific purpose agreed at booking. That licence covers MLS, the client's own website, the client's social channels, print marketing for the listing and brokerage marketing of that listing.
The client licence does not transfer copyright, does not permit resale or sublicensing of the files to third parties, and does not permit use by a subsequent listing agent, developer, builder, stager or portal without a separate arrangement with us. If a listing changes hands, the incoming agent should contact us for a licence rather than reusing the previous agent's files.
Reproducing, republishing, scraping, framing or redistributing any part of this website outside of those licence terms, including the use of our imagery to train or fine-tune machine learning models, is not permitted without our prior written consent.
The Gen Z Media name and wordmark are used as trade marks of the studio. Third-party names, brokerages and marks that appear on this site are the property of their respective owners and are referenced descriptively only.
Property addresses shown in the portfolio identify shoots we have completed. Their appearance is not an endorsement by, or an indication of any continuing relationship with, the owner, the occupant or the listing brokerage, and it is not an offering of any property for sale.
Nothing on this website constitutes real estate, legal, financial, appraisal or investment advice. We are a media production studio. Decisions about pricing, listing strategy or the sale of property should be taken with a licensed real estate professional.
Prices displayed on this site are starting points shown in Canadian dollars, exclusive of applicable taxes, and are subject to change. A binding price exists only once we issue a written quote for a specific property and you accept it.
We work to keep the content of this site accurate and current, but we make no warranty that it is complete, error-free or continuously available. Content may be amended or withdrawn at any time without notice.
Links to third-party websites and social platforms are provided for convenience. We do not control those sites, are not responsible for their content or their privacy practices, and their inclusion is not an endorsement.
This notice and any dispute arising from your use of this website are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in it, and the courts of British Columbia will have jurisdiction.

Gen Z Media wants this website to be usable by everyone who visits it, including people who browse with a screen reader, navigate by keyboard, enlarge text, or rely on reduced motion and high contrast settings. This statement sets out what we have done and how to reach us if something does not work.
We build toward the Web Content Accessibility Guidelines 2.1 at Level AA as our working standard. That target informs our decisions about colour contrast, focus visibility, text sizing, semantic markup and keyboard operability.
The site is structured with semantic HTML: a single main landmark, a navigation landmark, a content information landmark, and a heading order that reflects the actual outline of the page rather than being chosen for visual size.
Every interactive element can be reached and operated with a keyboard alone. Focus indicators are visible and are not suppressed. A skip link is the first focusable item on the page so keyboard and screen reader users can bypass the navigation.
The gallery, the menu and the policy dialogs can all be closed with the Escape key. The gallery also responds to the left and right arrow keys for moving between frames. Background scrolling is locked while a dialog is open so focus does not drift behind it.
The light and dark grades are both tested for contrast. Body text, labels and interface controls are chosen to meet the AA contrast ratio in whichever grade you are viewing, and the choice persists between visits so you are not forced back into a mode that is hard for you to read.
Photographs carry descriptive alternative text identifying the property and the nature of the shot. Decorative elements, including the ticker and the scrim over the hero image, are hidden from assistive technology so they do not add noise.
Motion on this site is limited to slow crossfades, gentle scroll reveals and one horizontal ticker. If your operating system requests reduced motion, all of it is disabled automatically. Nothing on the page flashes, strobes or auto-scrolls in a way that would present a seizure risk.
Text can be enlarged to 200 percent in the browser without loss of content or functionality, and the layout reflows to a single column on narrow viewports without horizontal scrolling.
Form fields have persistent visible labels rather than placeholder-only labels, required fields are marked both visually and programmatically, and validation messages are announced through a live region rather than only shown in colour.
Some limitations remain. Portfolio galleries are image-led by nature, and while each frame carries alternative text, a photograph cannot fully be conveyed in words. If you would like a described walkthrough of any listing in our portfolio, ask and we will provide one.
If you encounter a barrier anywhere on this site, or you need information from it in another format, contact us by phone, text or email using the details in the footer. Tell us the page and what happened, and we will respond and work with you on an alternative while we fix it.

These terms govern your use of genzmedia.ca and, where a shoot is booked, the provision of photography and video services by Gen Z Media. By using this site or booking a shoot you agree to them. Where a signed engagement letter or written quote says something different, that document takes priority.
Submitting the quote request form is a request, not a booking. A booking exists once we have issued a written quote for a specific property and you have accepted it in writing, including by email or text.
Prices shown on this site are starting points in Canadian dollars and exclude GST. The final quote depends on square footage, the scope of coverage requested, travel distance and any extras. We confirm the full price before the shoot, and we do not add charges afterwards that were not quoted.
You are responsible for arranging access to the property at the scheduled time and for confirming that the owner or occupant consents to being photographed. If we cannot gain access at the agreed time, a call-out fee may apply.
Properties photograph best when they are shoot-ready. Tidying, decluttering, removing vehicles from the driveway, turning on lamps and opening blinds are the client's responsibility unless staging has been booked as part of the scope. We will work with the property as we find it.
Rescheduling with at least twenty-four hours notice is free. Cancellations inside twenty-four hours, or a locked door on arrival, may be charged at up to fifty percent of the quoted fee. Exterior, drone and twilight work depends on weather and light, and we will reschedule those elements at no charge when conditions do not allow the shot.
Drone coverage is flown in accordance with Transport Canada rules and is subject to airspace restrictions, weather and proximity to airports and controlled zones. Where a site cannot be flown legally or safely, the drone portion is removed from the quote rather than substituted.
Standard delivery is the next morning following the shoot for photography, with video and floor plans following on the schedule stated in your quote. Delivery timing assumes access on the agreed date and reasonable shooting conditions.
Editing style is ours. Delivered files are colour graded and retouched to our standard. One round of reasonable revision requests is included; extensive re-edits, virtual staging, item removal beyond ordinary cleanup and additional cuts are quoted separately.
Copyright in all captured and delivered work remains with Gen Z Media. On payment in full you receive a licence to use the files to market the specific listing or purpose agreed, as set out in our Legal Notice. Unpaid invoices suspend that licence until settled.
Invoices are due on the terms stated on the invoice. We may show delivered work in our portfolio and on our social channels unless you ask us in writing not to, and we will always honour that request.
Our total liability arising from any engagement is limited to the fees paid for that engagement. We are not liable for indirect or consequential losses, including lost sale opportunities or lost commission. Nothing in these terms limits liability that cannot be limited by law. These terms are governed by the laws of British Columbia.
